KlaraBo is currently seeking an experienced Property Manager for Helsingborg! We offer a varied job with great opportunities to make an impact, and you will become part of our engaged team in the Southern Region.

What does the job entail?

Your overall responsibility will be to manage our local property portfolio from a management perspective. You will lead, distribute, and develop the daily work regarding operations and maintenance according to KlaraBo's management model. The management model involves working on improvements of residential areas and improving the property's net operating income through active measures that contribute to increased revenue and reduced costs.

The role includes personnel responsibility for three skilled employees (Property Technicians) and will be based in Fredriksdal, Helsingborg. The area covers the following locations: Helsingborg, Bjuv, Svalöv, and Höör.

Examples of tasks:

• Be responsible for the area's results according to the established budget
• Ongoing management and maintenance quality of the property portfolio
• Establish maintenance plans and be responsible for planned maintenance according to a predetermined plan/budget
• Tender, drive, and execute ROT projects according to a predetermined plan/budget
• Contact with authorities and self-control
• Optimize the properties' heating, ventilation, and other technical systems
• Optimize energy usage
• Optimize the process for and follow up on the results of fault reports
• Negotiate and tender operation agreements and order measures from contractors
• Plan and execute purchases as well as contact and agreements with suppliers
• Administration, e.g., invoice handling, time reporting, etc., in various support systems
• Participate in the preparation of the budget
• Participate in the planning and execution of investments

Who are you?

You are a positive doer, used to solving problems and driving improvements! We prefer that you live in Helsingborg or the surrounding area.

You have good experience in personnel management, i.e., work environment responsibility, employee interviews, safety rounds, etc., and have good system skills. You are engaged, take responsibility, and contribute to a good work environment and community in the workplace.

You have post-secondary education in property management or equivalent. You must have at least 5 years of work experience in property management of residential properties, preferably with a focus on technical management. Experience in HVAC (VVS) is an asset. A B driver's license is required.

About the position

The position is a permanent full-time employment. You will report to our Area Manager for the Southern Region.
